Buyer Checklist
Here is a list of all the many easy steps involved in a successful buying process.
1. Prepare to meet with a lender.
- Gather documents the lender requires for mortgage pre-approval.
- Make a list of your monthly incomes, and funds available for down payment.
- Make a list of your financial obligations (car payments, phone, Internet, cable, child care).
- You can check your credit reports for accuracy (Equifax and TransUnion).
- Use a mortgage calculator to consider your options.
2. Meet with a lender for mortgage pre-approval.
- Meet with a lender to find out the purchase and payments you are pre-approved for.
- Learn about the types of mortgages and rates available to you.
- Consider the amount of funds needed for closing costs and down payment.
- Important: Don’t purchase anything on credit until after you have purchased your home because this will increase your debt load and will reduce the amount of mortgage a lender may approve.
3. Prioritize what you are looking for.
- Make a list of needs, wants and considerations.
- Consider location; downtown, urban, suburban, rural, close to amenities or schools. etc.
- Consider type of home (single family, attached vs detached home, townhouse, condo).
- Determine your work commute and social travel patterns.
4. Custom search.
- I will set up a custom, automated search for homes that match your criteria.
- You will receive an email everyday there is a new listing that matches your criteria.
- You can view the photos, read about the home and see the location on a map.
- Mark your favorite listings and I will make appointments to view these properties.
- We will tour your favorite listings to see if they are a good fit for you.
- As we view properties we will review your list of needs, wants, and considerations.
5. Learn about the process.
- Review the steps and requirements to ensure you are prepared at each step.
- Understand Buyer Agency and its benefits.
- Review the required documents.
- Write a practice offer and discuss the options and conditions to include.
6. Investigate.
- Review property disclosures.
- Ask questions about the property.
- Make a list of any renovations or changes you may need to consider.
- Search for open and outstanding permits.
7. Make an offer.
- Determine what you are willing to offer for the property.
- Calculate the deposit and down payment amount.
- Choose/negotiate a possession date.
- Include conditions such as financing and inspection.
- List special requests for information such as PDS (if not supplied).
- Sign the offer to purchase.
8. Finalize the offer.
- Arrange for a home inspection.
- Obtain financing approval (this may include the lender ordering an appraisal).
- Use the appraisal and inspection reports to re-negotiate if necessary.
- Ensure that the conditions that were included in the offer are satisfactorily completed.
- Once the conditions are satisfied, complete the sale by signing the Notice of Conditions Satisfied form.
- Congratulations! You have bought your new home.
9. Finalize the purchase.
- Purchase home insurance.
- Finalize financing by signing mortgage documents, and get a cheque for the down payment to bring to the lawyer.
- Meet with the lawyer to sign documents and pick up the keys.
- Arrange for new utilities accounts, including: hydro, gas, water, internet, home alarm.
- Upon possession: report meter readings for hydro, gas, and water.
